DESCRIPTION/BACKGROUND:

Tillman and Associates Engineering, LLC., on behalf of the property owner, Heather Island LLC, has filed an application for a small-scale Comprehensive Plan map amendment to change the subject property’s future land use designation from Public (P) to High Residential (HR). The subject property (parcels 9064-1799+01 and 9064-1793+05) is located approximately 0.25 miles north of the intersection of SE Maricamp Road and Oak Road. This request is made pursuant to the provisions of Land Development Code (LDC) Division 2.3 - Comprehensive Plan Amendment. The 0.74-acre area listed on the small-scale Comprehensive Plan map amendment was a part of Silver Springs Shores Unit 64’s originally platted drainage retention areas, but was vacated from the plat on February 3rd, 2026.

 

A concurrent zoning change application going from Single Family Residential (R-1) to Planned Unit Development (PUD) is running concurrently for the overall 32.27-acre project area. The PUD application proposes 176 detached single-family homes on a minimum lot size of 40’x120’.
