DESCRIPTION/BACKGROUND:

The subject property consists of three parcels totaling 3.13 acres, which is currently zoned Single-Family Dwelling (R-1). The subject property lies within the Primary Springs Protection Zone and the Urban Growth Boundary. The applicant is requesting a Special Use Permit (SUP) to allow for the operation of a nursery in a residentially zoned area. 

 

The following items are some of the conditions to note that the applicant will be required to adhere to if the SUP is approved:

                     Aggregate the three subject parcels;

                     Elevate the west fence line area an additional three feet with a retaining wall;

                     Augment the modified west buffer with a rotating stock of large trees;

                     Provide modified buffers on all three sides (east, south, and west);

                     Obtain permits for the construction of the primary office structure within one year of approval; and

                     Provide a commercial driveway.
