DESCRIPTION/BACKGROUND:
Kimley-Horn and Associates, Inc., on behalf of the landowners, On Top of the World Communities, LLC, has filed an application to rezone a 44.25-acre property site located at 7875 SW 80th Street, Ocala, FL 34476 from General Agriculture (A-1) to Planned Unit Development (PUD). The request is to develop a total of 233-unit age-restricted, single-family detached residential units with amenities, including two parcels 35474-000-00 and 35300-000-15. The 44.25-acre Added/Rezoning Parcel together with the adjacent 27.65-acre parcel already located within the Bay Laurel PUD, will encompass Melody Preserve PUD, located on the east side of SW 80th Ave. The “Added/Rezoning Parcel” (PID 35474-000-00), contains 161 units of a total of 233 units. The remaining units are proposed to be placed on the other 27.65-acre parcel (PID 35300-000-15), currently zoned as PUD with OTOW DRI land use designation. This Zoning Change also amends the existing Bay Laurel PUD that was approved in 2005. This amendment brings the 44.25 acres into the Bay Laurel PUD, allows for outdoor activities in the public and commercial areas, moves a commercial node from Parcel 35300-000-15 to the intersection of SW 63rd Street Rd, and realigns SW 90th Terr Rd. The subject property is situated within the Urban Growth Boundary (UGB) and the Secondary Springs Protection Zone.
There is a concurrent application to amend the Bay Laurel PUD Master Plan (AR32318) to reflect the proposed changes within this zoning change.
