DESCRIPTION/BACKGROUND:

Tillman and Associates Engineering, LLC., on behalf of the property owner, Heather Island LLC, has filed an application for a small-scale Comprehensive Plan map amendment to change the subject property’s future land use designation from Public (P) to High Residential (HR). The subject property is located approximately 0.25 miles north of the intersection of SE Maricamp Rd and Oak Rd. This request is made pursuant to the provisions of Land Development Code (LDC) Division 2.3 - Comprehensive Plan Amendment. The 0.74-acre area listed on the small-scale Comprehensive Plan map amendment was a part of Silver Springs Shores Unit 64’s originally platted drainage retention areas, but was vacated from the plat on February 3rd, 2026.

 

A concurrent zoning change application going from Single Family Residential (R-1) to Planned Unit Development (PUD) is running concurrently for the overall 32.27-acre project area. The PUD application proposes 176 detached single-family homes on a minimum lot size of 40’x120’.
