DESCRIPTION/BACKGROUND:

Margery Ann Longstreet has submitted a zoning request to rezone her 3.24-acre property at 1853 E Hwy 318 from General Agriculture (A-1) to Residential Estate (R-E). The property, located within the Farmland Preservation Area (FPA) and Secondary Springs Protection Overlay Zone (SSSPOZ), is outside the Urban Growth Boundary (UGB).

 

After analyzing public interest, land use compatibility, and the Marion County Comprehensive Plan, staff recommends approval of this rezoning. The request aligns with local standards under the Land Development Code and would allow for an additional residential dwelling without adversely impacting public services or transportation. The property fronts a collector road and meets service level standards without requiring infrastructure expansion. Similar rezoning requests have been approved nearby, supporting this proposal's compatibility with the area's development pattern.

 

Staff finds the rezoning supports rural character preservation policies and recommends approval by the Planning and Zoning Commission.
