DESCRIPTION/BACKGROUND:

Tillman & Associates Engineering, LLC, on behalf of the property owner, Heather Island, LLC, has filed a rezoning application to change the subject property’s zoning classification from Single Family Residential (R-1) to Planned Unit Development (PUD). The subject property (parcels 9064-0000-02, 9064-1799+01, and a portion of 9064-1793+05) is located approximately 0.25 miles north from the intersection of SE Maricamp Road and Oak Road. This request is made pursuant to the provisions of Land Development Code (LDC) Division 2.7 - Zoning Change and Section 4.2.31 - Planned Unit Development. The PUD application proposes 176 detached single-family homes on a minimum lot size of 40-foot wide and 100-foot deep.

 

A concurrent small-scale land use map amendment going from Public (P) to High Residential (HR) is running concurrently, for a 0.74-acre portion of the PUD project area. The 0.74-acre area listed on the small-scale Comprehensive Plan map amendment were a part of Silver Springs Shores Unit 64’s originally platted drainage retention areas but were vacated from the plat on February 3rd, 2026.
