DESCRIPTION/BACKGROUND:

Gardner Brewer Hudson, P.A., on behalf of Black Marlin Capital, L.L.C., has applied to rezone a 13.33-acre property in Belleview, FL, from General Agriculture (A-1) to Single-Family Dwelling (R-1), pursuant to the provisions of Land Development Code (LDC) Division 2.7 – Zoning and LDC Section 4.2. The subject property has a Medium Residential (MR) land use designation and is situated inside the Urban Growth Boundary (UGB) and in the County's Primary Springs Protection Overlay Zone (PSPOZ). The intention of the zoning change is to provide twenty-eight (28) dwelling units, with the applicant proposing a development agreement to cap residential development on the subject property to thirty (30) dwelling units. The subject property is not part of an existing subdivision; however, the applicant intends to connect to the Green Meadows subdivision to the east of the property.
