LDC 2.12.8 - Topographical contours
CODE states Current boundary and topographic survey (one foot contour intervals extending 100 feet beyond the project boundary) based upon accepted vertical datum.
APPLICANT requests a waiver from the contours extending at least 100 feet from the project boundary to 25-foot coverage off site. County staff support the request.
LDC 6.8.6(K)(2) - Buffers
CODE states B-Type buffer shall consist of a 20-foot wide landscape strip with a buffer wall.
APPLICANT requests waiver for a buffer wall within a B-Type buffer due to the presence of an already existing 7-foot-high wood privacy fence along the northern property line where this buffer is required already providing the required screening. In addition, it should be noted that the adjacent residential apartment properties to the north have no windows facing the subject adjacent property and as such have already limited visibility of the subject site. Please refer to images of adjacent residential buildings included within this submission.
LDC 6.8.8 - Building landscaping
CODE states Landscape plantings shall be provided along the public view sides of all proposed structures to reduce the monotony of large blank walls, reduce heat gain and glare, and enhance the aesthetic appearance of the building. Landscape areas shall be a minimum of five feet wide allowing for a minimum distance of two feet from the façade to the innermost plants.
APPLICANT - providing a 5-foot landscape strip in front of the building would require a reduction of drive aisle widths that are needed for appropriate truck turn clearances. In addition, it was discussed with Landscape reviewer Susan Heyen that enhanced landscaping with equal number of plantings anticipated along the building frontage could be added to the Type C buffer along the property frontage along S. Pine Ave to compensate for this. Revised Landscape plans are being prepared in support of this direction and waiver request.
