(2) All parking lot islands, including terminal parking lot islands, shall contain one shade tree unless site lighting fixtures are proposed in said island. APPLICANT requests waiver from the requirement to provide trees (shade, accent or ornamental) within the parking lot islands. Due to conflicts with underground utilities, light fixtures, fire hydrants, and required utility clearances, installation of trees within the islands is not feasible and could result in damage to underground/overhead utilities and increased maintenance obligations. The required trees have been placed elsewhere on the property in open space areas without conflicts.
