DESCRIPTION/BACKGROUND:

Bonnie Taylor, acting as the owner and applicant, requests to rezone a ±0.51-acre developed parcel located at 14660 SE 100th Avenue, Summerfield, Florida, from General Agriculture (A-1) to Single-Family Dwelling (R-1). The property contains an existing single-family residence constructed in 1998 and is located within the Edgewater Estates Subdivision, the Countywide Secondary Springs Protection Overlay Zone (SSPOZ), and the Lake Weir Interior Environmentally Sensitive Overlay Zone (ESOZ). The applicant requests the rezoning to establish zoning that is consistent with the property's existing residential use and to allow a future accessory structure to comply with the reduced setback requirements of the Single-Family Dwelling (R-1) zoning district. Because central sanitary sewer service is not readily available, the property remains subject to the 1 dwelling unit per 2 acres (1 DU/2 AC) density limitation established by the Comprehensive Plan; therefore, the rezoning would not increase the number of permitted dwelling units.
