DESCRIPTION/BACKGROUND:

Mastroserio Engineering, Inc., on behalf of the property owner, Linda Capozzoli, has filed a rezoning application to change the subject property’s zoning classification from General Agriculture (A-1) to Planned Unit Development (PUD). The subject property is located approximately 0.6 miles west of the intersection of SR 200 and SW 80th St. This request is made pursuant to the provisions of Land Development Code (LDC) Division 2.7 - Zoning Change and Section 4.2.31 - Planned Unit Development. The subject property is situated inside the Urban Growth Boundary and is located within the County's Secondary Springs Protection Overlay Zone.

 

A small-scale land use map amendment going from Low Residential (LR) to Medium Residential (MR) is running concurrently. The PUD proposed 72 dwelling units which exceeds the 19 maximum dwelling units allowed under the LR designation; however, 72 units falls between the 19 to 79 dwelling units allowed under the proposed MR designation. Staff recommends approval for the MR designation which would allow this PUD request to be consistent with the future land use designation.
