DESCRIPTION/BACKGROUND:

Tillman & Associates, LLC, on behalf of property owner, Sandy Clay LLC, has filed an application for Final Master Plan approval for Sandy Clay Residential, a 119.75 acre tract on the southeast corner of SE 92nd Loop and SE 110th Street Road, pursuant to the provisions of Land Development Code (LDC) Division 2.7 - Zoning and LDC Section 4.2.31. The subject property is situated inside the Urban Growth Boundary (UGB) as well as the County's Primary Springs Protection Overlay Zone (P-SPOZ). The rezoning to PUD was approved on June 17, 2025, and a condition of the PUD approval was that a final PUD Master Plan be brought back and heard by the Board of County Commissioners for final approval. The proposed Master Plan has met all requirements of the approved PUD. ​
