DESCRIPTION/BACKGROUND:

Tillman & Associates, LLC., on behalf of property owner, Midway 65 LLC, has filed an application for Final Master Plan approval for Fawn Lakes Planned Unit Development (PUD), a ±110.14-acre parcel north of Bahia Trace and Bahia Trace Course, pursuant to the provisions of Land Development Code (LDC) Division 2.7 - Zoning and LDC Section 4.2.31. The subject property is situated outside of the Urban Growth Boundary and inside of the County's Primary Springs Protection Overlay Zone. The rezoning to PUD was approved on January 20, 2026, and a condition of the PUD approval required that the final PUD Master Plan or equivalent be brought back and heard by the Board of County Commissioners for final approval. The proposed Master Plan has met all requirements of the approved PUD.
