260908ZP - Tillman and Associates, on behalf of John & Karen Zacco, are Requesting a Zoning Change (PL PUD-000929-2026) to Amend the Existing Planned Unit Development (PUD 161008Z - Cypress Pointe Phase 1 & 2) to Change from 621 Approved Townhomes/Villas to 337 Single-Family Dwellings and Modify Buffers, 103.07 Acre Tract, Parcels 35699-004-00, 35695-032-00, 35695-032-02, 35700-000-27, and 35700-000-28, No Address Assigned

DEPARTMENT:

Kenneth Weyrauch, Deputy Director

Growth Services

DESCRIPTION/BACKGROUND:

The proposed modification to this PUD is to relocate the amenity area and modify the buffers adjacent to Cherrywood Preserve. As a result of these changes, the number of units will be 337 detached single-family dwellings on ±103.07 acres. These changes will be demonstrated on the forthcoming master plan submittal. The 337 signal-family units is a reduction in entitlements granted under 161008Z, which allowed for a mixture of 621 multi-family and single-family residential units. Approval of the current amendment also allows development of solely detached single-family homes. An aerial photograph showing the general location of the subject property and other planned and completed developments is included. The subject property is within the Secondary Springs Protection Overlay Zone (S-SPOZ) and within the Urban Growth Boundary (UGB).
