DESCRIPTION/BACKGROUND:

Tillman & Associates Engineering, L.L.C. and Colalto Ranch Development, L.L.C., on behalf of Drake Ranch, L.L.C., has applied to rezone a 407.40-acre Project area in Dunnellon, FL, from General Agriculture (A-1) and Community Business (B-2) to Planned Unit Development (PUD) pursuant to the provisions of Land Development Code (LDC) Division 2.7 - Zoning and LDC Section 4.2. The subject property has a Rural Land (RL) land use designation and is situated outside the Urban Growth Boundary (UGB) and in the County's Secondary Springs Protection Overlay Zone (SSPOZ). The Project is partially within the Withlacoochee River Environmentally Sensitive Overlay Zone (ESOZ). The intention of this zoning change is to provide thirty-eight (38) one-acre lots and two (2) farm lots for a total of forty (40) lots. A separate caretaker residence is also proposed to manage all ranch operations. The applicant proposes several recreational and agricultural amenities. The subject property is not part of an existing subdivision. The applicant has since removed PID 41109-015-00 from the application.
