DESCRIPTION/BACKGROUND:
Property owners, Jonny and Jaziel Castaneda, have filed an application to rezone a 0.57-acre parcel within Shadow Woods Second Addition subdivision, from Multiple-Family Dwelling (R-3) to Single-Family Dwelling (R-1), pursuant to the provisions of Land Development Code (LDC) Division 2.7 - Zoning and LDC Section 4.2.9. The subject property is situated inside the Urban Growth Boundary (UGB) as well as the County's Primary Springs Protection Overlay Zone (PSPOZ). The intent of the rezoning is to convert the existing detached garage to a guest cottage for family. Guest cottages are not a permitted use in R-3 but they are a permitted use in R-1.
