DESCRIPTION/BACKGROUND:

R.M. Barrineau and Associates, Inc., on behalf of the property owner, CCO Hospitality, LLC has applied for a small-scale future land use map amendment to change the future land use designation of a ±0.62-acre portion of a 154.74-acre parcel located at 6823 & 6825 SE 12th Circle, Ocala, Florida 34480 from Rural Land (RL) to Medium Residential (MR). This request is made pursuant to the provisions of the Land Development Code (LDC) Division 2.3 - Comprehensive Plan Amendment. The Applicant states that the proposed use involves “a replat of a 0.62 acre [site] to become a residential lot within the Country Club of Ocala Unit 1.”

The subject property is currently platted as Tract B for Country Club of Ocala Unit 1. It is located outside of the Urban Growth Boundary with a Single-Family Dwelling (R-1) zoning classification. The proposed MR land use designation allows a density of 1-to-4 dwelling units per acre. The property is located within the County's Primary Springs Protection Overlay Zone. There are no concurrent applications associated with this rezoning request, nor are there any code enforcement cases related to the subject property.
