Staff recommends approving the rezoning of a ±0.51-acre property at 1701 NE 60th Street, Ocala (Parcel ID: 1507-004-000), from Neighborhood Business (B-1) to Single Family Dwelling (R-1). The property, owned by Justin and Katelyn Kardell, lies within the Urban Growth Boundary and the Primary Springs Protection Overlay Zone but outside the Farmland Preservation Area. Its Medium Residential (MR) land use designation supports single-family development, aligning with Future Land Use Element Policy 2.1.18. The current B-1 zoning is inconsistent with nearby residential uses. Rezoning to R-1 will reduce land use conflicts and support county planning goals.
