DESCRIPTION/BACKGROUND:
The Applicant, Beau Clymer with Clymer, Farner Barley, Inc, requests a waiver to the Land Development Code (LDC) requirement to install a B-Type buffer (which includes a wall) along the western property boundary. The property abutting the western boundary has B-4 zoning; however, since its current use is a single-family residence, a Type-B buffer with a wall is required.
Additionally, there are clusters of trees along the western property boundary, which function as the existing buffer from the current operations. The applicant would like to use the existing trees to meet the buffer requirement. The issue with using the existing trees to meet the buffer requirement is that most of the trees are located on the neighboring property.
The waiver request is to not provide landscape buffer along the western property boundary. The subject property is located in the northwest portion of the County on approximately 10.35 acres.
On September 8, 2025, the Development Review Committee (DRC) denied the Waiver Request with recommendation for denial to the Board of County Commissioners.
