DESCRIPTION/BACKGROUND:

Tillman and Associates Engineering, LLC., on behalf of property owners, Jax Road, LLC., has filed an application to rezone a previously approved 79.21-acre parcel on the east side of NE Jacksonville Road from Planned Unit Development (PUD) to Planned Unit Development (PUD) amending the previous approval for Woodridge Place to increase the number of proposed lots from 240 to 261-units - not to exceed 321-units, modify the number of lots designated for each a the three lot dimension options, modify amenities, and reduce the front setback requirements of 25’ to 20’, pursuant to the provisions of Land Development Code (LDC) Division 2.7 - Zoning and LDC Section 4.2.31. The subject property is situated inside the Urban Growth Boundary (UGB) as well as the County's Primary Springs Protection Overlay Zone (P-SPOZ).
