DESCRIPTION/BACKGROUND:

The Applicant, Radcliffe Engineering, requested a waiver to Land Development Code (LDC) Section 6.8.6.K.(2), which states, “B-Type buffer shall consist of a 20-foot wide landscape strip with a buffer wall. The buffer shall contain at least two shade trees and three accent/ornamental trees for every 100 lineal feet or fractional part thereof. Shrubs and groundcovers, excluding turfgrass, shall comprise at least 50 percent of the required buffer.” The Applicant requests waiver to modify the Type “B” buffer along the north, west, and part of the southern property lines to use existing vegetation and eliminate the wall/fence requirement.

The subject property is located in the northwest portion of the County on approximately 5.00 acres. The future land use for this property and the surrounding property is employment center (EC).

This waiver request was denied by the Development Review Committee (DRC) on December 30, 2024.
