DESCRIPTION/BACKGROUND:

Perfect Deed Homes LLC, c/o Kevin Steiner, on behalf of the property owner, 2745 PDH Extension LLC, applied for a Special Use Permit (SUP) to construct a 12,000 square feet building with 10,000 square feet of warehouse space and 2,000 square feet of office space on a ±1.23-acre site with a commercial future land use designation and Regional Business (B-4) zoning classification. A storage warehouse is not listed as a permitted use in B-4 but is listed as a use that may be considered under the SUP process.

 

The parcel identification number associated with the property is 9024-0565-06. The site is vacant without an assigned street address and is located on the north side of Chestnut Road ±520-feet west of SE 58th Avenue (Baseline Road). The site is located inside the Urban Growth Boundary and the Primary Springs Protection Overlay Zone.

 

The concept site plan provided illustrates the building and expected warehouse and office space areas, along with circulation for business and emergency services, parking, building landscaping, and property line buffer landscaping.

 

The Planning and Zoning Commission voted to agree with staff findings and recommend approval of the Special Use Permit with conditions as part of the consent agenda with a vote of 6-0.  At the time of publication, no letters opposing or supporting the SUP application have been received.
