Shrubs and ground covers, excluding turf grass, shall comprise at least 50 percent of the required buffer and form a layered landscape screen with a minimum height of three feet achieved within one year. APPLICANT requests a waiver for the west side of property, fence and stand of trees present. South side of property - the south 1/3 of the property is tall grass field and stand of trees. North and East side of property - we have shortened and moved the buffer yard for reason of safety, line of site for intersection.
